Altman is a premier real estate development company specializing in residential and commercial projects. We are seeking a highly skilled and motivated Financial Analyst with a strong focus on asset management to join our dynamic team. In this role, you will play a pivotal role in supporting investment decisions and providing detailed analysis across various financial and operational metrics. You will report to the Director of Investments and the Director of Asset Management, working closely with the Finance, Asset Management, and Development teams.

Key Responsibilities:

1. Asset Management, Budgeting, and Forecasting:

  • Conduct detailed market research on rental rates, concessions, operating expenses, and competitor properties.
  • Actively contribute to budgeting and forecasting to ensure financial accuracy and performance tracking.
  • Assist in preparing financial models, market reports, and proposals for debt/equity, investor reporting, and strategic planning.
  • Collaborate with senior team members on detailed asset management tasks.
  • Perform in-depth financial analysis, creating forecasts to identify trends and generate actionable insights for decision-making.

2. Market & Product Research and Ad-hoc Analyses:

  • Conduct ongoing market research on emerging products and trends.
  • Analyze industry developments and trends that impact the company’s portfolio.
  • Provide insights through data analysis of economic and real estate issues (e.g., ancillary income, OpEx).
  • Participate in ad-hoc projects, supporting organizational objectives as needed.

3. Corporate Presentations and Reporting:

  • Prepare corporate presentations for town halls, board meetings, and quarterly reports.
  • Assist in creating investor reporting materials, ensuring clarity, accuracy, and timely delivery.

4. Financial Analysis & Modeling:

  • Develop and analyze financial models for evaluating real estate investments.
  • Prepare investment memos, teasers, and internal approval documents assessing financial viability and risks.

5. Investor Relations & Reporting:

  • Support investor relations, assisting with portfolio updates, financial statement preparation, and investor communications.
  • Provide stakeholders with accurate information regarding investment performance and market trends.

6. Due Diligence & Transaction Support:

  • Assist in due diligence for potential and existing investments, providing market research and financial analysis.
  • Coordinate with cross-functional teams to ensure adherence to timelines and completion of required documentation for transactions.
Requirements:

Qualifications:

  • Bachelor’s degree in Finance, Economics, Business, or a related field.
  • Minimum of 2 years of experience in real estate financial analysis or asset management.
  • Strong analytical and modeling skills, including expertise in market analysis, budgeting, and forecasting.
  • Solid understanding of real estate cash flows, accounting principles, investment planning metrics, and risk analysis.
  • Experience preparing reports and presentations for corporate and investor audiences.
  • Excellent communication and interpersonal skills, with the ability to explain complex concepts.
  • Strong organizational, time management, and prioritization skills, with the ability to manage multiple projects in a fast-paced environment.
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and industry tools such as CoStar, Yardi Matrix, RealPage, and ESRI. Familiarity with Power BI and Power Query is a plus.
